Where it stands
Centralized by the JPML on April 12, 2023 before Judge Waverly D. Crenshaw, Jr. As of the JPML's August 3, 2026 report, 13 actions were pending in the MDL out of 48 total. Thirty-seven landlord/property-manager defendants have entered partial settlements totaling $359,925,000 (Set 1 preliminarily approved November 2025; Set 2 preliminarily approved May 22, 2026). RealPage, Inc. itself has not settled the class claims and the litigation continues against it and non-settling defendants. Final approval hearing set for October 15, 2026; opt-out and objection deadline September 1, 2026; claim deadline January 29, 2027.
Key ruling
December 28, 2023: the court largely denied motions to dismiss, allowing the algorithmic hub-and-spoke conspiracy theory to proceed. Greystar, the nation's largest property manager, agreed as part of settlement to stop setting rents through RealPage.
